Site reservation in Perkkaa, Espoo, Finland for Evata Development Ltd.

Evata Development Ltd has been granted by the City of Espoo, a reservation on a prominent site in the Perkkaa area of Espoo, Finland, for the purpose of developing the area into a mixed-used scheme with a strong lifestyle and retail entertainment character.

The reserved area by the Espoo town government is located in Perkkaa district, on the east side of Kehä I (Ring I) between, Rantarata in the north and Perkkaantie in the south. The Monikonpuro stream goes through the site which has a total area of approximately 6-7 hectares.

Designed by Evata Development Ltd

During the reservation period Evata Development Ltd will design the site in cooperation with the City of Espoo with the aim to develop a viable development offering an attractive environment in the Leppävaara-Perkkaa area which will both meet the city’s objectives for the site and for the whole area and be attractive to investors.

In the design phase Evata Development Ltd acts without any preliminary link with any operator or construction company. Research, development and design work will be done totally by the Evata Development Ltd and the architect office Evata Finland Ltd. Operators and construction companies will be invited along as the project takes form, with a potential target of finding an end-user or main investors already in the initial phase.

”As a preliminary objective, we are exploring the possibility of creating a multipurpose and services complex which would contribute to bring a stronger consistency to the Leppävaara center, strengthening the Retail and municipal programming found in the Sello side on the one hand and boosting the Perkka side, on the other hand, with added leisure-lifestyle type of attractions, including smaller scales retail and services units”.

The project has been given the working name of “LIFESTYLE PARK” and would include the following operations:

* entertainment spa or hotel
* leisure centre including entertainment and leisure activities and retail shops for young people and youthful adults
* movie centre
* restaurant services for example a gamut of different ethnic restaurants and
* Finland’s first indoor ski centre and
* other activities, that will be defined later as the project goes on

We won’t estimate the permitted building volume in the area at this point as it will be defined as the planning goes on. The permitted building volume won’t be an essential starting point, but the needs defined by the service structure create the final physical definition.

The City of Espoo, naturally keeps a total control on every important factor; such as the extent and character of design, quality, service structure, shop space quantity and quality, timetable and so on,

About the time schedule

The site reservation is valid until the end of 2006. The needed town plan alteration takes approximately one year. Town planning can be started hopefully already in 2006, so the works on the site could be started during the year 2007 at the earliest. The works will last approximately two years, so the entertainment centre could be opened in 2009.
