Building Information Model as the basis of cooperation
One of the most recent office projects of Evata is located in Greater Helsinki, in the city of Espoo. The project is realized using the innovative production technology of building information modelling, which will improve the communication between parties and will ensure the high quality of work.
Improves the quality and speeds up the design process
The Building Information Model (BIM) is a set of information generated and maintained throughout the lifecycle of a building. BIM covers geometry, spatial relationships, geographic information, quantities and properties of building components (for example manufacturers details). In this office development, Building Information Model is used by the teams of Evata and Pöyry to exchange information. It bridges the drawings of architects, structural engineers and
HVAC designers into one model, ensuring their compatibility. Various checks and simulations will reveal the inconsistencies of the plans in early stage.
"By using the model, one can easily note for instance if a beam and an air-conditioning pipe are colliding. The problems will be spotted early and can be fixed early. This will in turn reduce unnecessary work on site. Result: money and time saved," sums up Mr. Vesa Pekka Erikkilä, Director of Evata Offices Unit.
According to Mr. Erikkilä, the model will also support project management, since it can be used to produce cost estimates and other information to help in follow-up and decision making.
Furthermore, the simulations produce valuable information for the design process. In the planning of air conditioning, for instance, the air flow under different circumstances can be simulated. This will in turn improve the accuracy and quality of the design and helps to find out the right solutions for particular facilities.
Work method to facilitate communication
One of the main advantages of BIM design is the facilitating of communication between designers and the client. The decision making of the client will be easier, when the project can be visualized in 3D-format. In addition, one can rapidly see how different solutions affect to the building costs, thereby helping to find the right solutions and building methods.
Since the ready-made model holds detailed information about the building (materials, spaces, energy consumption), it can be used as a tool for defining various documents (Building Maintenance manual, Energy Consumption Pass etc.) needed in the construction or maintenance later on.
"Evata has implemented BIM based projects before, but this project is a notable step forward in the effective use of the new technology. We are now utilizing the expertise of the entire Pöyry Group and I believe that the end result will be an excellent demonstration of the benefits of the integrated design concept of Pöyry companies," concludes Mr. Erikkilä. |
